Why would I want to purchase a flat fee package?

Our flat fee packages have been designed for home owners who are ready for a new way of selling Real Estate. With you in mind, we have custom created bundled services that will assist home owners who have the knowledge, skill and time to sell their home will little help.

But how are we are different from a typical For Sale by Owner company? We’re Realtor®’s! We are licensed and educated to provide you with the support you need. Why go it 100% alone when you could share the responsibilities with someone whose full time job is buying and selling homes in your market place?

What is MLS®?

The Multiple Listing Service (MLS®) is a state-of-the-art database of properties listed For Sale and/or For Lease by REALTOR®'s in Canada. It is different than the consumer website you see at www.realtor.ca (which offers a brief description of most properties on the MLS® system), as it is only accessible by REALTOR® member's of Canada's Real Estate Boards.

Why should I choose an MLS® listing versus a typical For Sale by Owner listing?

REALTOR.ca (formally www.mls.ca) is one of the most recognizable online tools for buying and selling real estate.

It's all in the number’s – on average REALTOR.ca has 3 million unique visitors every month (based on 2010 statistics).

Setting a List a Price is Key. When you choose a Standard or Pro package with Property Edge, we will use the MLS® system to assist in determining a fair listing price for your home. This analysis focuses on the geographical location of your property to reveal comparable sold, active and expired properties, retrieving information such as sold price, list price and average time on the market.

An MLS® Listing is included with ALL of our customized packages.

How is Property Edge different then Property Guys or ComFree?

We're REALTOR®’s! Our day to day job is solely focused on buying and selling real estate, it's what we do! Property Edge is a full service real estate Brokerage, however, we've given you the choice to sell your home on your terms. Pick a package with your knowledge, skill level and time in mind.

All of our registered Real Estate Professionals are educated by the Ontario Real Estate Association and can offer you invaluable information that only a REALTOR® can. Our expertise in the market place extends to all aspects of the home buying and selling process, and whether you require a little or a lot, our consultation is available to you along the way.

Because we are registered REALTOR®'s we must adhere to provincial laws and a strict Code of Ethics, ensuring you receive the highest level of service, honesty and integrity.

How do I know what package is right for me?

It's often difficult to know exactly where you'll fit in. Property Edge understands the Real Estate market is changing, and because the traditional way of selling your home is evolving we have designed three plans that allow you to choose to sell your home on your terms.

Let's break it down:

Basic: Best suited for someone who has purchased and/or sold many times and has a thorough understanding of the real estate transaction. With this plan you’re someone who has the time to respond to incoming inquiries and schedule your own appointments. Think of it as an advertising plan.

Standard: Best suited for someone who has a good understanding of the real estate process, but would like a little support along the way. You too have time to respond to incoming inquiries and schedule your own appointments.

Pro: Best suited for someone who is looking for REALTOR® advice and administrative support throughout the process. This may be your first time selling your home, or you may be a seasoned pro who lacks the time to take on all areas of administration.

What is a Buyer Agent

A Buyer Agent is a REALTOR® who is representing a Buyer in the Real Estate transaction.

Because all of our packages include an MLS® Listing (the main tool REALTOR®'s use to find homes for their clients), a Buyer Agent may be contacting you about your property to either set up appointments on behalf of their clients, or discuss if you are offering any compensation should their client successfully purchase your home.

Am I required to pay a Buyer Agent?

No. A Buyer Agent can seek payment from their Buyer, however, this concept in the Ontario real estate market is still very new, and not yet widely accepted.

We do recommend offering a Buyer Agent some sort of compensation if their Buyer is successful in purchasing your home, but the choice is completely yours.

The typical rate in the market place is 2.5% (plus applicable taxes) of the sale price, however, you can set any percentage or flat fee you’d like.

What Legalities should I take into consideration?

If you have decided to sell your home using one of our flat fee packages, or if you are purchasing a home without a REALTOR®, it is encouraged to consult a Real Estate Lawyer and/or gain professional advice before signing any documentation.

Now what? I've purchased a Flat Fee package, what can I expect?

Congratulations! You’ve taken the first step to selling your home on your terms!

You can expect to receive a confirmation email with the date and time of our Listing Appointment, along with the contact details of your designated Property Edge REALTOR®. The email will also contain our Listing Agreement, giving you plenty of time to review prior to our Listing Appointment.

Following our Listing Appointment we will arrange to have your home professionally photographed and uploaded to MLS®, our website and social media tools.
